  • Description The project is located in the Mount Pleasant Village (MPV) neighbourhood in North Brampton, adjacent to Mount Pleasant Go Station. It consists of a 6-storey steel and concrete condominium building, containing 159 units, plus one level of underground parking. The surrounding site includes 100 stacked and rear-lane townhouses bound by two streets, and a storm water management pond to the west.

As the first high-density development in Brampton’s Mount Pleasant Village community, this project signals one of the key growth targets of the existing MPV development to the North and further establishes a clear community identity. The site is near the Canadian National Railway and Mount Pleasant Go station providing access to multi-modal regional transportation. The surrounding site is expected to grow further in the coming years, with additional commercial buildings and a GO transit parking expansion. The Union mid-rise building offers a variety of units, within a playful and unique building envelope that connects to the existing village, through a polite addressing of the urban corner, a welcoming design and its choice of materials.

MID-RISE BUILDING

The project consists of a 6-storey steel (CFS) and precast slab apartment building. The CFS stud wall panels were pre fabricated in factory and later shipped to the site for installation. The building elevations were carefully designed, crafted and detailed at an early stage of production, in order to maintain the highest level of quality control at the time of fabrication.

The introduction of EIFS in the form of IBS (Industrialized Building System) panels, adds attention and detail to the elevations, creating great contrast of colour, texture, and material representation. The prefabricated panels maintain consistency in the construction of the exterior walls through material transition, providing a weather tight envelope with high energy efficiency and protection of wall components from moisture, water, and thermal bridging.

"The building completes the village's original design, increasing density and anchoring the site as a beacon; providing a gateway to future development along Lagerfeld Drive."
